ROLE SUMMARY

 

We are seeking a Director – Financial Planning & Analysis (FP&A) for American Campus Communities (ACC), a Blackstone Real Estate portfolio company and the largest owner, manager and developer of high-quality student housing communities in the United States. This role is based in Bengaluru, India and is hired through Revantage India.

 

The Director – FP&A leads the Bengaluru-based FP&A team in the execution of forecasting, management reporting and financial analysis across ACC’s portfolio. The role is accountable for the quality, accuracy and timely delivery of the team’s output, including performance analysis, planning-model integrity and the effective offshore-to-onshore handoff.

 

The Director works closely with US-based FP&A leadership and stakeholders across Operations, Leasing & Marketing, Accounting, Asset Management and other functions to support budgeting, forecasting, management reporting and business analysis. The role provides analytical and operational leadership cross-functionally to ACC’s Bengaluru-based team, strengthens planning and reporting processes, and identifies opportunities to improve automation, scalability and forecast quality.

 

 

Primary Role

 

  • Lead and develop the Bengaluru-based FP&A team’s execution of recurring forecasting, budgeting and management reporting activities, ensuring accurate and timely delivery of financial outputs for onshore review.
  • Lead first-pass analysis of portfolio performance, including actual-to-budget and forecast variances, operating drivers, trends, risks and opportunities, and ensure material findings are clearly identified and escalated to onshore FP&A leadership.
  • Maintain the integrity of planning models within Oracle Fusion EPM, including driver logic, dimensional structures, allocations and report definitions, using Excel as an analytical and audit layer rather than the system of record.
  • Lead the offshore preparation and review of monthly management reporting, ensuring financial and non-financial KPIs are complete, accurate and supported by appropriate variance and driver analysis prior to onshore review.
  • Manage the offshore FP&A operating calendar and time-zone handoff, translating onshore priorities into clear deliverables, managing workload and capacity, and proactively identifying risks to timely completion.
  • Maintain data integrity within Oracle Fusion EPM, monitoring integrations from operational, leasing and other source systems and escalating data-quality issues as appropriate.
  • Establish and monitor key performance indicators for the Bengaluru-based FP&A team, including timeliness of recurring deliverables, forecast and reporting cycle adherence, quality of work product, unresolved issues and other measures of execution effectiveness and service to the onshore team.
  • Partner closely with US-based FP&A leadership and Operations stakeholders to support forecast development, variance analysis and other financial analysis, while maintaining clear alignment on priorities and deliverables.
  • Manage and develop the FP&A team, establishing clear performance expectations, allocating workload, managing priorities and developing team capability through coaching, training and ongoing performance management.
  • Partner with US-based FP&A leadership and Revantage India on staffing, hiring, formal performance management and organizational development to ensure the offshore team has the appropriate capacity and capabilities to support the business.
  • Identify and drive improvements to FP&A models, workflows, systems and automation in coordination with US-based leadership to enhance forecast quality, reduce manual effort and improve scalability.
  • Assist with the development and maintenance of business reporting in ACC Business Intelligence platform (PowerBI)
  • Maintain clear documentation of key planning models, recurring analyses, processes and offshore-to-onshore handoffs to support consistency, controls and team continuity.
  • Work from the Bengaluru office under the hybrid working model, with working hours aligned to provide meaningful daily overlap with US business hours; flexibility is expected during budgeting, forecasting, month-end reporting and other peak planning cycles.
  • Perform other projects and responsibilities as assigned.

 

 

QUALIFICATIONS & SKILLS

 

  • Bachelor's degree in Finance, Accounting, Economics, Commerce or Business; a postgraduate qualification such as an MBA (Finance), CA, CMA or CFA is preferred.

  • Five to eight years of combined experience in financial planning and analysis, including prior experience leading an analytics or reporting team.

 

  • Hands-on administration of an enterprise planning or ERP platform, with Oracle Fusion strongly preferred — driver-based modelling, dimensions, allocations and report design.

 

  • Exposure to real estate, student housing or multi-family operations is preferred, including familiarity with leasing and marketing, property management and asset management practices.

 

  • Strong financial modelling and forecasting capability, with advanced Excel skills used as an analytical and audit layer over the planning system.

 

  • Demonstrated ability to maintain data integrity and validation within an integrated ERP environment, including monitoring source-system integrations and escalating issues.

 

  • Proven ability to lead and develop a small team across time zones, and to translate onshore priorities into structured offshore work plans.

 

  • Excellent written and verbal communication skills in business English, with the ability to explain analysis and recommendations to onshore leaders and senior stakeholders.

 

  • Strong project and time management skills, with the ability to track, prioritise and drive multiple concurrent deliverables to completion in a fast-paced environment.

 

  • High attention to detail and a quality-control mindset, with the ability to review others' work and ensure the accuracy of the team's output.

 

  • Self-starter with sound judgement, high energy and ownership, comfortable driving process and change in a dynamic, multi–time-zone operating environment.

 

  • Familiarity with reporting and visualisation tools such as Power BI or comparable platforms is desirable.
