Director, Project / Programme Execution

Position Overview

The Director of Project / Programme Execution leads the strategic planning, coordination, and delivery of complex projects and programmes across diverse commercial real estate portfolios. This senior leadership role manages delivery teams, stakeholder relationships, and project portfolios to ensure successful execution that meets client objectives, quality standards, timelines, and financial targets.

Key Responsibilities

Strategic Leadership Develops and implements project and programme delivery strategies aligned with organizational goals and client requirements. Establishes departmental vision, governance frameworks, and delivery excellence standards. Identifies opportunities for service expansion and continuous improvement in project execution methodologies.

Portfolio and Programme Management Oversees multiple concurrent projects and programmes across varied property types including corporate campuses, retail destinations, industrial facilities, and mixed-use developments. Manages portfolio performance through effective resource allocation, integrated scheduling, and financial oversight. Ensures alignment of individual projects within broader programme objectives.

Stakeholder Relationship Management Serves as senior point of contact for key clients, partners, and internal stakeholders. Builds and maintains strategic relationships that drive repeat business and long-term partnerships. Leads executive-level presentations, proposal development, and contract negotiations for major delivery engagements.

Team Leadership Manages and develops project managers, programme coordinators, and delivery specialists. Builds high-performing teams through strategic recruitment, capability development, and performance management. Creates collaborative culture focused on delivery excellence, innovation, and stakeholder satisfaction.

Delivery Oversight and Governance Ensures projects and programmes meet defined success criteria including scope, quality, budget, and schedule parameters. Reviews project plans, delivery methodologies, and technical solutions. Approves critical decisions regarding scope changes, resource allocation, and risk response strategies. Implements governance structures appropriate to project and programme complexity.

Vendor and Partner Management Establishes and maintains relationships with consultants, contractors, service providers, and delivery partners. Negotiates framework agreements and master service contracts. Evaluates partner performance and manages strategic supplier relationships. Drives value through effective procurement and contract management.

Financial Management Develops department budgets, forecasts, and financial plans. Monitors project and programme profitability through cost control and value realization. Reviews and approves budgets, change orders, and payment processes. Implements financial controls and drives commercial performance improvement.

Quality and Risk Management Ensures delivery compliance with organizational standards, regulatory requirements, health and safety protocols, and industry best practices. Implements quality assurance frameworks and conducts delivery audits. Manages risk identification, assessment, mitigation, and reporting across project portfolios.

Innovation and Continuous Improvement Stays current with industry trends, delivery methodologies, digital technologies, and project management innovations. Champions adoption of new tools, processes, and approaches including BIM, data analytics, and collaborative platforms. Drives sustainability integration and ESG considerations in project delivery.

Required Qualifications

• Bachelor's degree in Project Management, Construction Management, Engineering, Architecture, Business Administration, or related field
• 10+ years progressive experience in project delivery, programme management, or construction management
• 5+ years in senior leadership or director-level role managing delivery teams
• Proven track record delivering large-scale, complex projects and programmes on time and within budget
• Strong understanding of project delivery methodologies, technical coordination, and stakeholder management
• Exceptional leadership, communication, and influencing skills
• Financial acumen with P&L and commercial management experience
• Proficiency with project management platforms, collaboration tools, and delivery systems

Preferred Qualifications

• Master's degree in Project Management, Business Administration, or relevant discipline
• Professional certifications (PMP, PRINCE2 Practitioner, MSP, PMI-PgMP, RICS, CIOB, or equivalent)
• Experience in commercial real estate, corporate occupier services, or facilities management
• Knowledge of agile delivery methods, integrated project delivery, and digital transformation programmes
• Established network within commercial real estate and professional services sectors
• Experience managing international or multi-region delivery programmes
